• *Role Overview**

The Office Leasing Manager will be responsible for driving leasing transactions for Grade A office spaces by acquiring occupier mandates, engaging with corporate clients, IPCs, and developers, and successfully closing lease transactions. The role requires strong market knowledge, relationship management skills, and the ability to achieve leasing revenue targets while delivering exceptional client service.

• *Key Responsibilities**
• *Business Development**

• Identify and acquire new office leasing mandates from developers and landlords.
• Generate leasing opportunities through corporate occupiers, IPCs, channel partners, and direct client relationships.
• Develop long\-term relationships with MNCs, domestic corporates, GCCs, startups, and institutional occupiers.
• Build a strong pipeline of prospective clients and leasing opportunities.
• Work on Built\-to\-suit requirement.
• Developer Alternates ( School, Hospitals, Data Centres etc)

• *Leasing \& Transaction Management**

• Understand client space requirements and recommend suitable office properties.
• Conduct property inspections, presentations, and site visits.
• Negotiate commercial terms including rentals, CAM charges, fit\-out periods, security deposits, lock\-in clauses, and escalation terms.
• Coordinate with landlords, tenants, legal teams, and project stakeholders until transaction closure.
• Ensure timely execution of Letters of Intent (LOI), Lease Agreements, and registration formalities.

• *Market Intelligence**

• Track office market trends, rentals, vacancy levels, new developments, and competitor activity.
• Maintain an updated database of available office inventory across micro\-markets.
• Provide market insights and advisory support to clients.

• *Relationship Management**

• Maintain strong relationships with developers, landlords, IPCs, consultants, and corporate occupiers.
• Ensure high levels of customer satisfaction and repeat business.
• Represent the organization at industry networking events and business forums.

• *Reporting \& MIS**

• Maintain CRM with accurate lead and transaction updates.
• Prepare leasing reports, pipeline reviews, and revenue forecasts.
• Achieve monthly, quarterly, and annual leasing targets.

• *Key Performance Indicators (KPIs)**

• Leasing revenue achieved
• Number of mandates acquired
• Number of client meetings conducted
• Site visits organized
• Lease transactions closed
• Gross leasing area (sq. ft.) leased
• Revenue from repeat clients
• Conversion ratio from inquiry to closure
• CRM data accuracy and reporting compliance

• *Desired Candidate Profile**
• *Education**

• Bachelor's degree in Business Administration, Marketing, Real Estate, or related field.
• MBA (Marketing/Real Estate) preferred.
• **Experience**
• 8–10 years of experience in commercial office leasing or corporate real estate.
• Strong exposure to Grade A office leasing, occupier representation, or landlord representation.
• Experience working with real estate consultants, developers, or IPCs is preferred.

• *Skills \& Competencies**

• Excellent negotiation and communication skills.
• Strong understanding of commercial lease structures and documentation.
• Proven ability to generate business and close transactions.
• Strong network among corporate occupiers, developers, landlords, and brokers.
• Market knowledge of Pune office micro\-markets (or relevant city).
• Proficiency in Microsoft Excel, PowerPoint, CRM platforms, and market research tools.
• Strong analytical and presentation skills.

Pay: ₹800,000\.00 \- ₹1,500,000\.00 per year
