Contracts Manager

• *Job Summary**

We are looking for an experienced **Contracts Head – RCC** to manage the end\-to\-end contractual and commercial activities related to RCC (Reinforced Cement Concrete) works across high\-rise residential construction projects. The candidate will be responsible for tendering, contractor negotiations, BOQ and rate analysis, contract finalisation, billing verification, variation management, and contractual compliance to ensure cost\-effective and timely execution.

• *Key Responsibilities**

• Lead all contractual and commercial activities related to RCC works, including foundations, columns, beams, slabs, shear walls, and other structural concrete works.
• Manage the tendering process, including preparation of tender documents, BOQs, scope of work, and commercial comparisons.
• Invite and evaluate quotations from RCC contractors and subcontractors.
• Negotiate rates, payment terms, contract conditions, and other commercial terms with contractors.
• Finalise contracts, work orders, and agreements in coordination with management and the project team.
• Review RCC BOQs, quantity estimates, rate analysis, and cost implications.
• Verify contractor RA bills, measurements, quantities executed, and supporting documentation.
• Monitor contractual commitments, project costs, and commercial exposure related to RCC works.
• Evaluate extra items, deviations, variations, and additional work claims submitted by contractors.
• Manage contractual correspondence, notices, claims, and extension\-of\-time matters related to RCC packages.
• Coordinate with Project Managers, Planning, Billing, Quantity Surveying, Engineering, Finance, and Procurement teams.
• Ensure contractual terms, specifications, approved drawings, and scope of work are properly documented.
• Maintain records of agreements, amendments, work orders, rate approvals, claims, and payment certifications.
• Support dispute resolution and ensure timely closure of contractual and commercial issues.
• Track contractor performance and ensure compliance with agreed deliverables, timelines, and contractual obligations.
• Prepare periodic commercial reports and provide updates to senior management.

• *Required Qualifications \& Experience**

• Degree or Diploma in Civil Engineering; a qualification in Quantity Surveying or Construction Management is an added advantage.
• 10–15 years of experience in contracts and commercial management within real estate or construction.
• Strong experience handling **RCC contracts for high\-rise residential projects**.
• Hands\-on experience in tendering, BOQ preparation and review, rate analysis, contractor negotiations, and contract finalisation.
• Experience in contractor billing, RA bill verification, variation orders, claims, and commercial documentation.
• Strong understanding of RCC construction activities, construction drawings, specifications, and measurement practices.
• Proficiency in MS Excel and construction ERP/commercial management systems.
• Strong negotiation, analytical, coordination, and team management skills.

• *Preferred Candidate Profile**

• Experience managing RCC contractors across large\-scale residential projects.
• Strong knowledge of shuttering, reinforcement steel, concrete, labour contracts, and RCC execution packages.
• Ability to assess commercial risks, control contractual exposure, and negotiate cost\-effective rates.
• Strong communication and stakeholder management skills.
• Ability to coordinate with multiple project sites and work under tight deadlines.

Pay: ₹1,200,000\.00 \- ₹1,500,000\.00 per year
