### **Key Roles \& Responsibilities**

• Supervise day\-to\-day **MEP operations** across the residential apartment.
• Monitor and maintain **Electrical, HVAC, Plumbing, DG, STP, WTP and Fire \& Safety systems**.
• Conduct regular inspections and ensure all equipment is operating safely and efficiently.
• Coordinate **preventive and breakdown maintenance** activities.
• Supervise technicians, electricians, plumbers and other maintenance staff.
• Attend and resolve **resident complaints and maintenance requests** within the required timeline.
• Coordinate with **vendors, AMC contractors and service providers** for maintenance and repairs.
• Maintain records of equipment, breakdowns, preventive maintenance and service activities.
• Ensure compliance with **SOPs, safety standards and statutory requirements**.
• Monitor energy and utility consumption and identify opportunities for improvement.
• Handle emergency situations such as **power failure, water leakage, equipment breakdown and fire\-related issues**.
• Prepare daily/weekly maintenance reports and update the Facility Manager.

### **Required Skills**

• Strong knowledge of **MEP systems and residential building services**.
• Electrical and basic mechanical/plumbing troubleshooting skills.
• Good **team supervision and manpower management**.
• Preventive \& corrective maintenance knowledge.
• Vendor and contractor coordination.
• Good communication and resident\-handling skills.
• Ability to handle breakdowns and emergencies.
• Knowledge of **MS Excel, maintenance records and reporting**.
• Basic knowledge of **BMS, DG, HVAC, STP/WTP and fire\-fighting systems**.
• Strong problem\-solving and decision\-making skills.
• Knowledge of **safety procedures and statutory compliance**.

### **Preferred Qualification**

• *Diploma / B.E. / B.Tech – Electrical / Mechanical**

• *Experience:** 2–5 years in **MEP / Facility Management / Residential Apartments**.
