About company : The compay is a 2nd generation real estate developer since 40 years operating from Mumbai \- Andheri, focused on fresh development, Redevelopment, SRA projects \# Job Description – Project Head (Residential Real Estate) \*\*Industry:\*\* Real Estate Development \*\*Experience:\*\* 15–20\+ years \*\*Qualification:\*\* B.E./B.Tech. in Civil Engineering; Construction/Project Management qualification preferred \*\*Reporting To:\*\* COO / CEO / Managing Director \#\#\# Role Overview The Project Head will be responsible for the end\-to\-end delivery of multiple residential real estate projects, ensuring timely completion within approved budgets and quality standards. The role involves leading project teams, managing contractors and consultants, monitoring project progress, controlling costs, and ensuring compliance with statutory requirements. \#\#\# Key Responsibilities 1\. \*\*Project Planning \& Delivery:\*\* Plan, execute, and monitor multiple residential projects to ensure timely completion against approved schedules and milestones. 2\. \*\*Construction Management:\*\* Oversee civil, structural, MEP, finishing, and infrastructure works across project sites, ensuring adherence to approved designs and specifications. 3\. \*\*Cost \& Budget Control:\*\* Monitor project budgets, expenditure, contractor bills, and cost overruns while identifying opportunities for cost optimization. 4\. \*\*Contractor \& Vendor Management:\*\* Manage contractors, consultants, and vendors to ensure productivity, quality, resource availability, and timely execution. 5\. \*\*Quality \& Safety:\*\* Ensure construction quality, workplace safety, statutory compliance, and adherence to applicable building regulations and RERA obligations. 6\. \*\*Project Monitoring \& Reporting:\*\* Establish project review mechanisms, track progress against milestones, identify risks, and implement corrective actions to address delays. 7\. \*\*Team Leadership:\*\* Lead and manage project managers, construction teams, planning engineers, and other project personnel, ensuring accountability and performance. 8\. \*\*Design \& Stakeholder Coordination:\*\* Coordinate with design, procurement, commercial, finance, legal, and other stakeholders to resolve execution challenges. 9\. \*\*Project Completion \& Handover:\*\* Ensure timely completion of finishing works, testing, commissioning, snag rectification, documentation, and customer handover. \#\#\# Key Performance Indicators (KPIs) \- Timely completion of projects as per committed schedules. \- Adherence to approved project budgets. \- Construction quality and reduction in defects and rework. \- Compliance with safety and statutory requirements. \- Contractor performance and construction productivity. \- Timely completion of project handover and possession formalities. \#\#\# Required Experience \& Competencies \- 15–20\+ years of experience in residential real estate construction and project execution. \- Proven experience in managing multiple residential projects simultaneously, preferably high\-rise or large\-scale developments. \- Strong knowledge of construction management, project planning, cost control, contracts, and quality assurance. \- Excellent leadership, decision\-making, problem\-solving, and stakeholder management skills. \- Experience in project scheduling tools such as Primavera P6 or MS Project is preferred. \#\#\# Ideal Candidate Profile A results\-oriented real estate professional with a proven track record of delivering multiple residential projects on time, within budget, and to defined quality standards. The candidate should demonstrate strong technical expertise, commercial acumen, leadership capability, and the ability to manage complex projects and multidisciplinary teams.

Pay: ₹1,400,000\.00 \- ₹2,000,000\.00 per month
