Title Lawyer

• *About the Role**

The Real Estate Lawyer will provide end\-to\-end legal support for the company’s land acquisition, development, leasing, and property transactions in Bengaluru and other project locations. The role requires strong expertise in title due diligence, transaction documentation, real estate regulatory compliance, and management of property\-related disputes. Similar in\-house roles in Bengaluru commonly focus on real estate transactions, title diligence, land agreements, and RERA matters.

• *Key Responsibilities**

• Conduct comprehensive legal due diligence on land parcels, existing structures, and development projects; identify title defects, encumbrances, litigation risks, zoning issues, and approvals gaps.
• Issue title search reports, title opinions, and risk\-mitigation recommendations for acquisitions, financing, and project launches.
• Advise business, projects, sales, and finance teams on property law, land revenue matters, stamp duty, registration, municipal approvals, and Karnataka\-specific real estate regulations.
• Manage RERA compliance, including project registrations, agreement\-for\-sale documentation, disclosures, ongoing statutory filings, and representation before RERA authorities where required.
• Support land acquisition, redevelopment, joint development, leasing, exits, and property\-management transactions from structuring through registration and post\-closing compliance.
• Coordinate with external counsel, title search agencies, chartered engineers, surveyors, government authorities, registration offices, and counterparties.
• Maintain a centralized legal documentation, approvals, title records, and compliance tracker for all real estate matters.
• Provide practical, commercially oriented legal advice while protecting the company’s interests and ensuring transaction timelines are met.

• *Preferred Additional Experience**

\- LLB / LLM

\- Prior experience managing external counsel and representing the company before regulatory or judicial forums.

Pay: ₹80,000\.00 \- ₹100,000\.00 per month
