- *Job Title: Asset Manager – Hospitality (Owner’s Representative)**

We are seeking an experienced Asset Manager for a branded, luxury hotel who will act as the Owner’s Representative while also leading the Engineering \& Maintenance function. The role will be involved from the construction/pre\-opening stage through stabilization, ensuring optimal asset performance, cost efficiency, and alignment with ownership objectives.
The ideal candidate will possess a strong understanding of end\-to\-end hotel Commercials, operations, technical systems, and capital planning, with the ability to bridge the gap between ownership, operator, and project teams.
- *1\. Owner’s Representation \& Asset Management**
- Act as the primary interface between Ownership and Hotel Operator.
- Monitor and drive asset performance (financial, operational, and service standards).
- Review budgets, business plans, and operational strategies to ensure alignment with ownership objectives.
- Track KPIs including GOP, RevPAR, EBITDA, and cost benchmarks.
- Provide strategic inputs to enhance asset value and long\-term returns.
- Negotiation review commercials with operation.
- *2\. Pre\-Opening \& Construction Phase Involvement**
- Participate from the construction stage to ensure operational efficiency is embedded in design and execution.
- Review layouts, BOQs, and technical specifications from an operational and maintenance perspective.
- Identify cost optimization opportunities without compromising brand standards.
- Support procurement planning, vendor selection, and value engineering initiatives.
- Coordinate with consultants, contractors, and brand representatives for smooth project execution.
- *3\. Engineering \& Maintenance Leadership**
- Head the Engineering \& Maintenance department post\-opening.
- Establish preventive and predictive maintenance systems.
- Ensure optimal performance of all MEP systems (HVAC, electrical, plumbing, fire safety, etc.).
- Manage annual maintenance contracts (AMCs) and service vendors.
- Drive sustainability initiatives, energy efficiency, and cost control measures.
- *4\. Operational Oversight**
- Maintain a strong understanding of all hotel functions including Rooms, F\&B, Banquets, and Back\-of\-House operations.
- Collaborate with the operator to improve service delivery and guest satisfaction.
- Ensure compliance with brand standards, statutory regulations, and safety norms.
- *5\. Financial \& Cost Management**
- Monitor CapEx and OpEx budgets related to engineering and asset upkeep.
- Identify opportunities for cost savings and operational efficiencies.
- Oversee lifecycle planning for major equipment and asset replacement.
- Bachelor’s degree in Engineering (Mechanical/Electrical preferred) or Hospitality Management.
- 10–15 years of experience in hospitality, with exposure in **5 Star** hotel operations.
- Strong experience in engineering/maintenance along with operational exposure.
- Prior experience in asset management, owner’s representation, or pre\-opening projects is highly preferred.
- Strong commercial acumen with understanding of hotel financials and KPIs.

Pay: ₹1,500,000\.00 \- ₹2,700,000\.00 per year
