Key Responsibilities
• Manage offshore delivery for U.S. commercial real estate valuation and appraisal support engagements. • Prepare and review income approach, DCF, direct capitalization, sales comparison, cost approach, lease analysis, and market/rent study workpapers. • Review rent rolls, operating statements, lease abstracts, appraisal reports, broker materials, public records, zoning data, assessor records, and market evidence. • Support appraisal review, litigation support, expert witness support, property tax appeals, diminution\-of\-value matters, condemnation/right\-of\-way support, and fair rent studies. • Support real estate components of tangible asset engagements, including PPA, financing, insurance appraisal, property tax, and financial reporting assignments. • Cover U.S. property types including office, retail, industrial, multifamily, hospitality, healthcare, land, mixed\-use, self\-storage, special\-purpose, and infrastructure\-related assets. • Train analysts and senior analysts on U.S. appraisal terminology, report writing, comparable research, modeling, source documentation, and quality standards. • Create SOPs, templates, checklists, review protocols, knowledge repositories, and quality\-control processes for the new practice. • Serve as the offshore point of contact for assigned U.S. client teams and participate in kickoff, status, review, and feedback calls.
Required Qualifications
Required: MBA (Premier B\-School).Preferred: MS (Finance), CA, CFA; Certifications: CVA, ASA, ABV.

Valuation : Income approach, sales comparison approach, cost approach, direct capitalization, DCF, cap rates, discount rates, terminal cap rates, stabilized NOI, and reconciliation. Lease and financial review : Rent rolls, lease abstracts, reimbursements, expense recoveries, T\-12 statements, budgets, expense benchmarking, and lease\-up assumptions. Appraisal concepts : Fee simple, leased fee, leasehold, market value, fair market value, fair rent, highest and best use, ground lease, excess rent, easements, and diminution in value. Research : CoStar / LoopNet / Crexi\-type platforms, county assessor portals, GIS, zoning portals, broker reports, public records, market publications, and appraisal district data. Tools : Advanced Excel required. ARGUS Enterprise preferred. PowerPoint and Word report\-writing skills required. Standards exposure : USPAP awareness preferred. Exposure to ASC 805, ASC 820, IFRS 13, PPA, and fair value concepts is useful.
