2\.0 JOB PURPOSEThe MEP Project Manager is responsible for controlling, coordinating, and guiding external MEP subcontractors to ensure seamless execution on turnkey interior fit\-out projects. This role serves as the engineering bridge on\-site, working alongside the Civil \& Interior (C\&I) Project Manager to eliminate interface conflicts, manage baseline schedules, and enforce quality control over vendor packages.
3\.0 KEY RESPONSIBILITIES \& DUTIES
- *3\.1 Subcontractor Control \& Daily Governance**
- Progress Tracking: Review, challenge, and approve the daily/weekly progress reports submitted by independent MEP subcontractors against the master project timeline.
- Resource Auditing: Monitor subcontractor site staffing levels, material availability, and equipment to ensure they match project requirements.
- Clash Resolution: Lead coordination meetings with subcontractors to resolve spatial and structural clashes above the false ceiling before installation starts.
- *3\.2 Coordination with Civil \& Interior (C\&I) Project Manager**
- Sequence Alignment: Coordinate with the C\&I Project Manager to sync MEP high\-level installations (e.g., ducting, conduit piping) with civil milestones (e.g., partition framing, gypsum ceiling closure).
- Work Clearance Management: Issue formal "Clearance to Work" notes to MEP vendors only after verifying that the C\&I team has completed the necessary structural dependencies.
- Site Handover Checks: Manage joint inspections with the C\&I lead to verify that structural openings, wall cutting, and core drilling are accurately aligned with MEP shop drawings.
- *3\.3 Guidance \& Technical Supervision**
- Drawing Interpretation: Guide subcontractors through complex layout designs, client material specifications, and local code compliance expectations.
- Value Engineering: Work closely with subcontractors to optimize execution methods, solve design problems on\-site, and minimize raw material waste.
- Method Statements: Review and approve technical Method Statements and Risk Assessments submitted by subcontractors before hazardous tasks begin (e.g., electrical charging, gas piping pressure tests).
- *3\.4 Quality Assurance \& Commercial Validation**
- Material Sign\-off: Inspect and approve all incoming subcontractor materials against the approved technical data sheets and client mock\-ups.
- Measurement Verification: Audit and certify the actual physical quantities executed on\-site by subcontractors before validating their running account (RA) bills for payment.
- Testing Oversight: Witness and sign off on all critical subcontractor tests, including HVAC air balancing, hydrostatic pipe pressure tests, and continuous electrical continuity testing.
Pay: ₹50,000\.00 \- ₹78,528\.22 per month
Work Location: In person
