The work demands period\-correct proportion and detailing (classical orders, entablatures, cornices, ornamental ceilings, scagliola, stone and stucco) executed to international heritage standards, while complying with Indian construction practice, climate and statutory approvals. This is a flagship, owner\-driven project. Design authority rests with an international classical architecture practice; execution is on site in Ahmedabad. The role advertised here is the single point of accountability holding the two together. 2\. The Role **Title:** Project Director / Owner's Representative **Reports to:** The Owner (Client) **Commitment:** **Full\-time, fully dedicated to this project for its entire duration.** This is not a shared or part\-time retainer; the Project Director carries no competing assignments and is resident on or near the site through construction. **Location:** Ahmedabad, with periodic coordination with international consultants (travel as required). You are the Owner's agent. Your loyalty is to the Owner alone — not to any contractor or supplier. You translate the design intent into a built reality on programme, on budget and at the required standard of finish, and you protect the Owner's interests at every decision. 3\. Core Responsibilities **Team leadership \& coordination** * Lead and coordinate the full consultant team (Section 5\): four international and four Indian consultants, plus the main contractor and specialist trades. * Run the project's communication: chair design and site meetings, issue minutes and action logs, and keep the international and Indian halves of the team working to one set of decisions. * Reconcile international classical design intent with Indian execution capability, materials and codes — flagging conflicts early and proposing resolutions. **Design\-to\-execution control** * Ensure the architect's drawings, specifications and details are correctly interpreted and enforced on site to the required tolerances — particularly classical detailing (orders, mouldings, cornices, ornamental plaster, stone and joinery). * Maintain the master drawing register and specification; control revisions; prevent unauthorised substitution of materials or details. **Cost \& commercial** * Own the project budget. Oversee BOQ preparation, rate analysis, tendering, contractor selection and contract drafting. * Certify contractor bills and variations; verify quantities and quality before any payment is released; track cost against budget and report variances. **Programme \& quality** * Build and maintain the master schedule with milestones; drive progress and manage the critical path. * Operate a quality regime — inspection checklists, mock\-ups and sample approvals for every key finish before bulk execution, and a structured snagging and handover process. **Statutory \& risk** * Ensure all approvals and certificates are in place (AMC / AUDA permissions under the GDCR, structural stability, fire/safety where applicable, completion/occupancy). * Manage site safety, insurance, and risk; keep full project documentation and an audit trail. 4\. Person Specification **Essential** * 15\+ years in construction/project management, with demonstrable delivery of **high\-value bespoke residences**, not only commercial or industrial work. * Proven ability to read and enforce **classical / traditional architectural detailing** to a high standard of finish (provide examples). * Strong commercial command — BOQ, cost control, contract administration, bill certification. * Fluent coordination of multidisciplinary teams across geographies and time zones; excellent written English for minutes, instructions and reporting. * Working knowledge of Gujarat statutory approvals (GDCR / AUDA / AMC). * Formal credential preferred: PMP, RICS (MRICS), or a Civil Engineering / Architecture degree with project\-management track record. **Desirable** * Prior work with international architecture or heritage practices. * Familiarity with specialist trades — fibrous/ornamental plaster, dimension stone and carving, fine joinery, scagliola, traditional lime finishes. * Experience integrating modern services (HVAC, automation, lighting) discreetly into classical interiors. **Disposition** * Uncompromising on finish quality and proportion; calm under pressure; meticulous documentation; unimpeachable integrity in handling the Owner's money. 5\. The Consultant Team You Will Lead The Project Director coordinates eight specialist consultants. Indicative scopes below — to be confirmed against final appointments. International Consultants (4\) **1\. Lead Classical Architect (Design Authority)** Holds the design vision in the Adam neoclassical idiom: massing, elevations, classical orders, proportion, and the integration of interior and exterior. Produces the design and detail drawings and approves all execution against intent. *(e.g. a UK/European classical practice such as ADAM Architecture or equivalent.)* **2\. Decorative Plasterwork, Stone \& Ornament Specialist** Provides the detailing and quality benchmark for ornamental plaster ceilings and cornices, stucco, dimension stone, and carved enrichment — the elements that define a credible neoclassical interior and façade.
