We are looking for an experienced Contracts Manager to manage the complete contract lifecycle, ensuring commercial protection, contractual compliance, and successful project delivery.

  • *Job Summary**

The Contracts Manager will be responsible for managing the complete contract lifecycle for high\-rise residential construction projects, including tendering, subcontractor management, contract administration, commercial negotiations, claims management, and contractual compliance. The role requires strong commercial, contractual, and technical expertise to safeguard the company's interests while ensuring timely project execution and cost control.

  • *Key Responsibilities**

1\. Contract Administration

  • Draft, review, negotiate, and administer contracts, subcontracts, work orders, Letters of Intent (LOIs), and service agreements.
  • Ensure all contracts comply with company policies, statutory regulations, and project specifications.
  • Maintain complete contract documentation, amendments, renewals, extensions, and closure records.
  • Monitor contractual obligations of contractors, consultants, and vendors throughout the project lifecycle.
  • Identify contractual risks and recommend appropriate mitigation measures.

2\. Tendering \& Subcontract Management

  • Review tender documents, drawings, BOQs, technical specifications, and contract conditions.
  • Manage the complete tendering process, including contractor prequalification, bid evaluation, and recommendation.
  • Conduct technical and commercial evaluations of subcontractor quotations.
  • Finalize subcontract agreements in coordination with the Procurement and Project teams.
  • Support commercial negotiations to achieve the best contractual and financial outcomes.

3\. Commercial \& Cost Management

  • Review project budgets, contract values, payment terms, and commercial conditions.
  • Evaluate rate analyses, variation orders, change orders, escalation claims, and extra item approvals.
  • Monitor contract performance against approved budgets.
  • Recommend value engineering initiatives and cost\-saving opportunities without compromising project quality.
  • Assist management in commercial decision\-making throughout project execution.

4\. Claims \& Dispute Management

  • Manage Extension of Time (EOT) claims, contractual variations, and commercial disputes.
  • Evaluate contractor and subcontractor claims and prepare contractual responses.
  • Coordinate with Legal, Consultants, and Project teams on contractual matters.
  • Maintain proper documentation to support claims, recoveries, arbitration, or dispute resolution.
  • Ensure timely closure of contractual issues to minimize project risks.

5\. Project Coordination

  • Provide contractual guidance throughout project execution.
  • Participate in project review meetings and commercial discussions.
  • Resolve contractual issues affecting project timelines and project delivery.

6\. Reporting \& Compliance

  • Prepare contract status reports, commercial summaries, and management MIS.
  • Monitor compliance with contractual obligations, statutory regulations, labour laws, and company policies.
  • Support internal and external audits by maintaining accurate contract documentation.
  • Maintain and update the centralized contract management database.
  • *Scope of Work**

The candidate should have experience managing contracts related to

  • Finishing Works
  • MEP Works
  • Façade \& Aluminium Works
  • Waterproofing
  • Plumbing \& Fire Fighting
  • HVAC Works
  • Electrical Works
  • Interior Works
  • Infrastructure \& External Development
  • Specialized Subcontract Packages
  • *Required Skills \& Competencies**
  • Strong knowledge of construction contracts and subcontract administration.
  • Expertise in BOQ analysis, tendering, commercial negotiations, and rate analysis.
  • Strong understanding of variation orders, claims management, and contract risk assessment.
  • Excellent commercial acumen and cost control skills.
  • Sound knowledge of construction sequencing and project execution.
  • Proficiency in ERP systems and Advanced MS Excel.
  • Strong communication, negotiation, and stakeholder management skills.
  • Excellent analytical, problem\-solving, and decision\-making abilities.
  • *Educational Qualification**
  • Bachelor's Degree in Civil Engineering is mandatory.
  • Additional qualifications in Contracts Management, Construction Law, Quantity Surveying, or Project Management will be an added advantage.
  • *Experience**
  • **Minimum 10 years** of experience in **Contracts Management** within the **Real Estate / Construction industry**.
  • **Mandatory experience in High\-Rise Residential Building projects.**
  • Experience handling multiple projects simultaneously will be preferred.
  • *Preferred Candidate Profile**
  • Experience working with reputed real estate developers or EPC contractors.
  • Strong understanding of commercial management and construction contract administration.
  • Familiarity with FIDIC principles and modern construction contract practices will be an added advantage.
  • Ability to independently manage the complete contract lifecycle from tendering to final account settlement.
  • Strong leadership skills with the ability to coordinate across multiple departments.
  • High level of integrity, professionalism, and attention to detail.

Job Types: Full\-time, Permanent

Pay: ₹1,000,000\.00 \- ₹1,500,000\.00 per year
